How many lodges are there on park at Brean Country Club?Phase 1 of the development will consist of 31 holiday lodges (20ft or 22ft wide).

How are the Lodges made?All our lodge holiday homes at Brean Country Club are high quality modular type homes. The building is made in two modular parts off site in factory conditions and are all constructed to surpass British Building Regulation BS3632. They are then transported to the park, manouvered into position and connected to the relevant utilities. The construction includes uPVC energy efficient windows, internal stud walls offer superb sound and heat insulation and external low maintenance “Canexel” cladding is used. Canexel is an eco-friendly wooden product which is made from wood pulp, wood fibre and sealed. The cladding is ‘ultra-low’ maintenance, and designed last for decades. All our lodges are sold fully furnished throughout. Every lodge has its own decking area that is constructed from steel that is then finished with a uPVC wrap. All decking boards used are extruded using the latest high quality and high-performance anti-slip composites and each lodge has its very own block paved driveway right outside.

How are the lodges heated?Central heating with LPG gas fired condensing combi boilers that are controllable via timer or thermostat, as well as many having electric flame effect fire in the lounge.

Are the lodges fully connected to all utilities and services?Yes LPG – piped underground from central bulk holding tank Electric Mains water & sewerage Internet Alarm system

Can I live in a lodge permanently?Our lodges may be used throughout the whole year, however, it is a condition of the planning consent that the lodges are for holiday occupancy only. They cannot be used for your permanent residence. This does have the added benefit of our lodges not being applicable to council tax.

How long can I keep my lodge on park, will I need to remove it off park after 10 years?"No, our lodges are sold from new with the benefit of a 35 year site licence. Details of this site licence is outlined in the Licence Agreement that accompanies the purchase of a lodge and this aspect of holiday lodge ownership offers both parties’ security and peace of mind, safe in the knowledge that the park can be maintained to the highest prestige condition for decades to come. What is the difference between a Lease and a Licence?Lease – when you purchase a lease, you are purchasing the tenancy of the lodge and the plot for a set period of time. Licence – with a licence you are purchasing the lodge outright and the licence provides you with the legal right to keep the lodge on the plot.

Would the purchase process require a solicitor?No, the services of a solicitor are not required as the purchasing of a lodge with a licence doesn’t involve land registry. All the paperwork is drawn up on park, making the who process speedy and easy.

Would I have to pay Stamp Duty on the purchase of a lodge?No, currently you would not pay stamp duty. Since April 2016 anyone purchasing a 2nd home in the UK pays a higher rate of stamp duty from the first £1 Property price Standard Rate Second home rate Up to £125,000 0% 3% (up to £3,750) £125,001 - £250,000 2% 5% £250,001 - £925,000 5% 8% When buying a lodge holiday home you do not pay any stamp duty!

What happens if I want to sell my lodge in the future?The process of selling the lodge is very simple. You may sell your lodge to whomever you wish providing the persons that you sell to are buying the lodge for holiday use and not residential use. You can sell your lodge privately or instruct an estate agent to do so.

What are the running costs for lodge properties?The Meadows Park fees £5,950 (inclusive of VAT) per year The Fairways & The Lakes £6,450 (inclusive of VAT) per year LPG gas LPG is piped to each lodge & metered, cost is representative of usage. Meters are ready every quarter Electricity Again this is metered & cost is representative of usage. Meters are read every quarter Insurance “New for old” policy is required, you would expect to pay approx £450 per year Non domestic rates £465 per year (approx.) Water £90 per year (inclusive of VAT) Sewerage £65 per year Alarm System £255.32

Who looks after the grounds?The site fee covers; all ground works, grass & gardening, roadways, street lighting, security and upkeep of facilities, which are all maintained by us as part of our maintenance plan throughout the year and on an on-going basis.

How long will my lodge last?Subject to normal maintenance, we would expect your lodge to last, comfortably outlast its 35 year site licence.

Can I secure a mortgage to purchase a lodge?No. As they are sold with a licence as appose to a lease you cannot secure a mortgage on our lodge holiday homes. However, we can assist with offering finance packages from as little as a 35% cash deposit with terms of up to 10 years (subject to status, written terms available on request).

How do we reserve a lodge?If you are buying a lodge that is already positioned on the park and/or to reserve your chosen plot we ask for a £5,000 holding deposit to take your chosen lodge and/or plot off the market for up to 14 days. Raising your deposit to 35% secures the lodge as yours and we will then commence the required work needed to prepare your lodge for handover. The balance is paid in cleared funds before the mutually agreed handover date.

How long does it take from reserving a lodge to moving in?We can normally complete all the necessary commissioning works to ready your lodge for handover within two weeks – however in some circumstances this can be completed quicker.

Do the lodges accept dogs?Yes, dogs are allowed. We do however insist that all dogs are kept on leads at all times when walking around the park. There are extensive walks right on the doorstep! Brean Sand being a pets welcome beach all year round, PLUS we also have a dog friendly cafe at Brean Leisure Park which has a menu exclusively for dogs!

Can I park my car next to my lodge?Yes. Each lodge has parking for a car alongside

Is there WiFi?Yes, every lodge on park is fitted with its very own broadband connection (there is no additional charge for this service).

Is there 24 security on park?Yes, as well as offering the peace of mind of 24-hour manned security, access to the resort is controlled by a car registration plate recognition barrier system PLUS every lodge on the development comes fitted with it’s very own alarm system.

Can I have a landline telephone fitted into my lodge?No. But don’t worry mobile phone reception is generally very good across the whole development and grounds.

As an Owner of a lodge at Brean Country Club can all our friends and family use all the resorts facilities for free?Yes. As an owner you will be given 12 Owners' Passes, so you can allocate these to whoever you wish. In addition, you receive six car passes. If you have any visitors to whom you have not allocated a pass, they can buy passes from our Reception and are still welcome to visit you. Please speak to one of our friendly advisors for more details on this.

Will you take our touring caravan or motorhome in Part-Exchange?Yes. Part-Exchange packages are available regardless of the age or condition of your tourer. We can even offer part-exchange packages with an existing static caravan or lodge that you own that is sited on another company’s park.

Can I rent out my Lodge?Yes! Most owners choose keep their lodge holiday home for exclusive use, but renting it out is a great way to cover the costs of the annual site fees. You can manage and advertise this yourself, or use Newman's letting services, who are based close by and who will be happy to take care of everything for you (commission payable). You can either purchase additional passes for guests, or they can purchase these themselves from Reception.
